When this client approached me, she was looking to buy a house and land package for her dream home. Before contacting me, she had already signed a contract to purchase a block of land. However, she discovered that the land had conservation restrictions, and about one-third of it was reserved for conservation, meaning that the trees within the conservation area could not be cut down. She felt that something was not right and also noticed an increase in construction costs. So, she ultimately decided to seek the help of a buyer’s agent, feeling that buying an existing house would be a more stable option.
As it was going to be her primary residence, the client had specific requirements for the house’s interior. Moreover, her husband would be working in the city, so she preferred a location not too far from the city and public transport. We viewed several properties together and even attempted to bid at an auction for her. Finally, we found her a detached house in Calamvale with a 750 square meter, which is something that her husband want – a big block of land! We negotiated the price down from the original $1,070,000 to a successful contract signing at $1,040,000, which fit within her budget perfectly. During the Building & Pest Inspection, we identified some defects in the ceiling, and we successfully negotiated a further reduction of $10,000, resulting in the final purchase price of $1,030,000 for her dream home. She is very satisfied about the outcome and feel grateful that she has chose a buyer agent for her purchase journey.
