【🚨 Saving the Client $160k in the end】
🏠Another successful investment property purchase for my client! After all these years, I still hold on to the same principle that inspired me to become a Buyer’s Agent in the first place, it’s not simply about helping clients “buy a property”, but helping them buy a property that is genuinely worth buying. With my knowledge of the market, years of hands-on experience inspecting and purchasing properties, and negotiation experience, my goal has always been to help clients find the right property for them in Brisbane.
📍This client, like me, previously studied in Brisbane and was already familiar with the city. It was also not his first time purchasing property in Brisbane. But there is still a big difference between being familiar with a city and being in the market every day, inspecting properties, analysing sales, comparing different suburbs, assessing properties in person, and determining whether a property makes sense from an investment perspective.
📝Initially, the client had signed a contract to purchase a 3-bedroom property in Chermside for approximately $1.09M. On the surface, the property and location were certainly attractive. However, after the contract was signed, the Building & Pest Inspection revealed some significant potential risks, including possible building movement. On top of that, the $1.09M purchase price was not the full cost of the property. The walls, backyard and flooring would still require further work and renovation. In other words, the true cost was not simply the $1.09M purchase price, there would also be additional renovation costs, time and, most importantly, potential issues that could not necessarily be solved simply through renovation.
⚠️So my advice at the time was not, “You’ve already signed the contract, so just go ahead and buy it.” Instead, where there were reasonable grounds to do so, I recommended exiting the contract and continuing the search for a more suitable property. A Buyer’s Agent’s role should not be about persuading a client to proceed simply to complete a transaction. Sometimes, the real value we provide is knowing when to say, “Let’s walk away from this one and keep looking.” So, we walked away from the property and went back to the market.
🔍Eventually, I found my client a property in Murrumba Downs, purchased for $925K. The purchase price was significantly lower than the Chermside property, but that does not mean we were simply looking for the “cheapest” option. In fact, this property was in better overall condition, required much less work and renovation, and was also well located. From an investment perspective, more expensive does not necessarily mean better. What really matters is what you are getting in return for every dollar you spend. Location, land, property condition, rental demand, future resale prospects, holding costs, maintenance risks and, ultimately, the purchase price all need to be considered together.
💰There is also another important point. Under my Buyer’s Agent fee structure, properties purchased below $1M attract a lower fee. In other words, by helping my client purchase a less expensive property, I actually receive a lower fee myself. That is the principle I have always stood by. Finding the right investment property for my client is more important than the fee I receive.
🤝Because I represent the Buyer, not the Seller’s Agent and not the Seller. The reason I want my clients to pay a Buyer’s Agent fee is not simply because I can “help them buy a property”. It is because throughout the entire process, there is someone genuinely looking at the decision from their perspective and asking: “If this were my money, would I buy it?” That is the question I ask myself every time I inspect a property for my clients.
🎯Sometimes, success is not about helping a client purchase a property worth over $1M. Sometimes, it is about helping them avoid a decision they may later regret, using less capital to purchase a property that is more suitable, more comfortable to own, and potentially more valuable from an investment perspective. That is what I have always wanted to do for my clients.
