Transfer duty, commonly known as stamp duty, is a Queensland Government tax that generally applies when you acquire property. The amount payable depends on the property’s dutiable value, the buyer’s circumstances and whether any concessions or additional duties apply. Payment timing depends on the transaction and how the documents are lodged and assessed.
Below is a general guide:

Example:
For an investment property with a dutiable value of $600,000:
$17,325 + $4.50 for each $100 over $540,000
= $17,325 + $2,700
= $20,025 transfer duty

According to the Queensland Revenue Office, first home buyers may be eligible for concessions or exemptions on stamp duty (transfer duty) when purchasing a property to live in. These concessions are designed to reduce the financial burden on first-time home buyers.
Available to eligible buyers purchasing a property to use as their principal place of residence. You do not need to be a first home buyer to qualify.
Eligible first home buyers purchasing an established home may receive a concession. For homes valued at $700,000 or less, transfer duty may be reduced to $0, with a reduced concession applying up to $800,000.
For eligible contracts entered into on or after 1 May 2025, first home buyers purchasing a new home may receive a full transfer duty concession, with no value cap applying to the residential portion of the property.
For eligible contracts entered into on or after 1 May 2025, first home buyers purchasing vacant residential land to build their first home may receive a full transfer duty concession, with no value cap applying to eligible residential land.
Foreign purchasers of residential property in Queensland may be required to pay an additional 8% Additional Foreign Acquirer Duty (AFAD) on top of standard transfer duty.

If you are buying a property to use as your home and meet the eligibility requirements, the home concession rates below may apply instead of the standard transfer duty rates.

Eligible first home buyers purchasing an established home valued at $700,000 or less may pay no transfer duty. For homes valued between $700,000 and $800,000, a partial first home concession may apply. For homes valued at $800,000 or more, the additional first home concession does not apply, although an eligible buyer may still qualify for the home concession.
For agreements entered into from 1 August 2026, eligibility for Queensland’s home, first home and first home vacant land transfer duty concessions is generally limited to Australian citizens, permanent residents and certain specified foreign retirees. Temporary residents generally do not qualify.
Eligibility depends on individual circumstances, so buyers should confirm their position with the Queensland Revenue Office or their solicitor/conveyancer.
