🏡 The client originally wanted to make a higher offer on this house, but I advised them to try $1.1M first. 🎉 In the end, we successfully secured it!
The client, a family of four, currently lives in Darwin and plans to relocate to Brisbane next year. Since they had heard many great recommendations for North Lakes and didn’t have a specific preference for living in a predominantly Asian neighbourhood, we focused our search for their perfect family home around the North Lakes area.
After about three to four weeks of house hunting, during which they had made an offer on another property but missed out, they came across this house. 🏡 A spacious 5-bedroom home with plenty of indoor living space. The client’s initial reaction was: “This one must be way over our budget?!”
👀 However, after attending the inspection, I had a different take on the situation. On the day of the inspection, I noticed that the turnout wasn’t very high. The property was still occupied by tenants, and the overall condition was a bit cluttered. These factors naturally reduce market competition. More importantly, 📅 an active lease is usually a deterrent for the majority of buyers.
Therefore, I assessed that the competition wouldn’t be too fierce and there was no need to overbid. 🤝 The result? We successfully secured the property for $1.1M.
What’s even better is that the timeline lined up perfectly with the client’s plans. The client intends to move to Brisbane in March next year, and the current lease happens to expire in January. Once the tenants move out, the client will have plenty of time to tidy up the house and move in comfortably. ✨ Perfect Timing ✨
Later, during the building inspection, we discovered some maintenance issues. I successfully negotiated an additional $5,000 price reduction for the client. 🎯 Final Purchase Price: 🤝 $1,095,000.
A lot of the time, reading the market conditions, understanding the pros and cons of a property, and timing everything perfectly matters far more than just throwing an extra tens of thousands of dollars at a deal.
