📣📣 𝘼𝙣𝙤𝙩𝙝𝙚𝙧 𝙎𝙪𝙘𝙘𝙚𝙨𝙨𝙛𝙪𝙡 𝘾𝙖𝙨𝙚 📣📣

This client and her husband were originally renting a nearby Townhouse and had always wanted to own their own home, so they wouldn’t have to pay rent. Both of them had full-time jobs, and sometimes they even had to work on Saturdays. Like many buyers, they had been looking at houses on their own for quite some time and had made offers. They had even made an offer of $620,000 for one house, but in the end, it was sold to another buyer for $625,000 😞 They were starting to feel discouraged and worried that their pre-approval would expire soon. If they had to reapply for pre-approval, they might be able to borrow less money. So, she decided to seek the help of me as their Buyer’s Agent.

Since they were looking for a home to live in themselves, their first requirement was to find a larger one than their current rental and with a specific layout. Although they were open to considering other areas, they didn’t want to be too far from their workplaces. They also wanted a backyard with a grassy area for their small dog to play in!

I did some initial research and found some Townhouses that they might like, and then I arranged for them to inspect each one. After viewing about 4-5 properties, we finally found this Townhouse in Eight Mile Plains. This Townhouse had the advantage of being located in a quieter area of Eight Mile Plains, with mainly residential surroundings and minimal traffic. It was a 4-5 minute drive to the highway, providing quick access to the city. Additionally, it was only a 7-minute drive to the nearby Westfield shopping centre. Most importantly🤩🤩 the purchase price was well below their budget, at just over $500,000, for this 3-bedroom, 2-bathroom Townhouse.

這位客人跟她的先生原租住在附近的Townhouse,一直想擁有自己的屋,不用跟別人付租金。他們兩人都各有全職工作,有時候星期六也需要上班。跟很多買家一樣,他們自己看房已有好一段時間,亦有嘗試出價。其中一間屋他們已經出價到$62萬,最後還是給另一買家以$62萬5千買掉😞 他們開始越來越氣餒,更擔心自己的預批會即將到期,重新再申請預批的話,可以借的錢又會少一點。所以她決定找我這位Buyer’s Agent幫手。

我初步做了一些資料搜集,找了一些他們有可能會喜歡的Townhouse,然後逐一代他們視察房子。大概看了4-5間後,最後找到這間在Eight Mile Plains的Townhouse。這間Townhouse勝在位於Eight Mile Plains比較寧靜的一處,附近主要都是以住宅為主,沒有太多車來往,4-5分鐘就可以轉出高路直出City,而且揸車去附近Westfield 購物只需要 7分鐘車程。最重要的是🤩🤩 購入價更是比他們的預算低很多,只需要$50多萬便已買到這間3房2浴的Townhouse。
