📈 With the property market still rising and the government’s 5% deposit scheme in place, properties under $1 million have become the hottest targets, competition is fierce.

👤 This local client wanted to seize the moment and purchase their first investment property. However, with a budget of only $720–730k, they had approached other buyer’s agents and were turned away, as many felt the budget was simply too tight.

🏠 In fact, the client’s requirements were very reasonable: a large block of land, three bedrooms, a brick house, older properties were perfectly fine. They had already spent a lot of time searching on their own, but the reality was clear, nothing suitable could be found.

👀 The client had been following my social media for some time and knew I had handled many “high-difficulty” cases. In the end, they decided to give it a try and entrusted me with the search. Over the next 3–4 weeks, we inspected properties intensively, analysed options, and submitted offers. We all understood that with this budget, a newer home was unrealistic. The client was even open to properties with easements or previous flood risks, which is always a big NO for me. Some other homes that we inspected were simply too rundown and not viable for rental purposes, so we ruled those out.

⚠️ During the process, we viewed a property in Kingston with a large but irregularly shaped block. Based on my experience and familiarity with the area, I knew the surrounding neighbourhood had more complex social issues, which could pose long-term risks for both investment and tenancy. Even though the client said they didn’t mind, I strongly advised against it, because investment decisions shouldn’t be based on price alone.

✨ Then came the turning point. Through my industry connections, we revisited a property the client had previously seen and really liked, but didn’t know how to make an offer on.

🏠 With the right strategy and negotiation, we successfully secured the property. Although the final price was about $20,000 above the original budget, the client gained a home with 👍 a better location, 👍 a regular-shaped block, 👍 a swimming pool, and 👍 stronger rental potential with a higher asking rent.

🏙️ In Brisbane’s red-hot property market, finding a quality one-bedroom unit is no easy task. I inspected many apartments for him, even older ones without views were already asking around $580,000. But this apartment stood out: both the living room and bedroom enjoy open, pleasant views, and the complex offers gated entry and on-site security, ensuring peace of mind. Even better, the Body Corporate fees are only $5900 per year, which is quite reasonable.

🧠This client is an experienced property investor who already owns several properties in Sydney. He reached out to me through a referral from one of my previous clients — someone I had helped purchase an investment property with strong rental returns. He was happy with the results and felt confident recommending me to his friend.

📌The investor had a clear brief: he was looking for a high-yield property with the potential to build a granny flat. Ideally, it would be a large block of land, preferably a corner block, so that both the main house and the future granny flat could have separate driveways and access — an appealing feature for future tenants.

🏡We found a property that ticked all the boxes. It sat on a generous-sized block, located on a corner, and was priced in the low $600Ks. Considering that even in the Crestmead area, homes with good land size and decent quality are already selling close to $700K, this property was a hidden gem. However, there was another buyer making a similar offer, so we needed to act fast and decisively.

🔍During my inspection, I noticed some ceiling issues, and the property was generally worn out. Rather than seeing this as a drawback, I saw an opportunity. It became a crucial part of my strategy. Before we even knew the other buyer’s exact offer, I advised my client to move quickly and submit a strong offer of $658K to secure the property. Once we had it under contract, we conducted the building inspection, and used the findings to negotiate a $5,000 price reduction. In the end, we successfully purchased the property for $653K — a fantastic result considering the location, land size, and development potential.

🎉The client was thrilled. For just over $650K, he secured a corner block with the capacity to build a granny flat and achieve a dual-income setup. We’re now assisting with renovations and planning the construction of the granny flat. The main house (3 bed, 1 bath) is expected to rent for $600–630 per week, while the granny flat (2 bed, 1 bath) should fetch $400–430 per week — a total of up to $1000 in weekly rental income.
