Ashgrove is an upscale residential suburb located approximately 4 kilometers northwest of Brisbane’s city center, making it ideal for families. 1. Location!! Location!! Location!!

同其他城市不同,在悉尼和墨爾本置業時,你會考慮是否鄰近火車站,但 Brisbane 仍然是比較細,鐵路沒有那麼發達,反而巴士可以去到很多橫街窄巷,所以在 Brisbane投資物業時,鄰近巴士站或者5分鐘步行到巴士站會是一個優點,而且該區是否方便購物,買餸返工返學是否搭車方便十分重要。
 

 

2. 樓房要向北

與香港不同,由於澳洲在南半球的緣固,我們會偏向選擇向北,因為太陽從北面照射過來,間屋會比較和暖和光猛,如果你的活動範圍主要是客廳,那客廳位置向北會比較好,但如果你的客廳是靠正門附近,而你比較著重私隱,主要活動範圍在後花園,那讓你的後花園向北會是比較好的選擇。
 
 
 
3. 注意是否水浸地區
 
在 Brisbane 是有機會遇到水浸的情況,在2011 年的時候,沿著布里斯本河一帶都出現水浸情況,最深去到4.5米,好多房屋和商店都浸滿水,死亡人數達300多人。如果你去市政府網站有地圖,亦有列出那些地區是屬於高危的水浸地區,這樣你便可以避免,又或者你可以用作同業主壓價的籌碼。

4. 不要買靠近大路的屋
 

靠近大路的屋會比較多車和嘈,亦會較少私隱,好多時有人行過都可以見到你在屋入面的活動,除非你長期用窗簾遮擋。另外一個缺點就是開車出入都很不方便,如果出外時倒退車出,很容易發生意外。建議選擇在支路入面再支路 (Cul De Sac),由於相對較靜,整條街只有數位住戶會經過你條街,而且會有較多泊車位置。

 

 
 
 
5. 盡量不要買屋後屋
 
在澳洲你會看到一些門牌除了有數目字,後面還加了英文字母a 或者b, 例如27 Smith Street/ 27a Smith Street 後者有英文字母的我們稱之為為屋後屋 (Battle Axe Block)。在十多廿年前,由於業主擁有一大片土地,他們會將塊地前後分割,在屋的後面再起多一間屋,而我們盡量都會避免購買這些屋後屋。這些屋通常要同前面間屋Share 同一條 Driveway。情況若果你跟前面屋主關係不太好的時候,他們如果把車泊在Driveway 攔住你,又或者火燭,擋住了你的出路,那便很麻煩,再加上這些屋前後的景觀都被擋住,這些屋的價錢一般較便宜,沒有太多升值能力。
 
 
 
 
6. 有游泳池好嗎?
 
在Brisbane 由於大部分時間比較和暖,住在Brisbane的澳洲人都會比較喜歡有游泳池的屋,一般有游泳池的屋價錢會偏高一些。如果是自住的話,便好視乎你是否經常游水,但要注意維修費用,在這兒政府規定游泳池內的Filter 要全年常開,每天要把保養的儀器開著7-8小時,另外亦要不時清潔浮在泳池上的樹葉等。
