𝙊𝙫𝙚𝙧𝙘𝙤𝙢𝙞𝙣𝙜 𝘾𝙝𝙖𝙡𝙡𝙚𝙣𝙜𝙚𝙨 𝙩𝙤 𝙁𝙞𝙣𝙖𝙡𝙡𝙮 𝘽𝙪𝙮 𝙏𝙝𝙚𝙞𝙧 𝘿𝙧𝙚𝙖𝙢 𝙃𝙤𝙢𝙚】

This client had been living in Melbourne for many years but moved to Brisbane to expand their business before Covid. My client and his spouse have always been eager to own their property, a place to call home! Although they already own an investment property in Melbourne, they were not very familiar with the property market in Brisbane, and they were both busy running their business, so they decided to enlist our help!

Initially, they planned to find properties in the Paddington and Ashgrove areas. Despite interest rate increases, property prices hadn’t seen a significant drop. So, we started helping them explore other areas that fit their budget and met their desired property layout. During the property search and viewings, we provided many renovation suggestions and tips for buying a house. In contrast, some agents only focus on highlighting current offers received or how many buyers are interested, which can easily make buyers anxious and lead to overbidding.

After a month of effort, we finally found a beautiful property for them in Wavell Heights. It was a house with colonial style, four bedrooms made of double brick, a swimming pool, along with an equally impressive Granny Flat. The view of the pool from the granny flat is particularly refreshing. When the client’s elders come to stay, besides enjoying their private space, they can also relax while overlooking the private swimming pool across the way!

When purchasing this beautiful house, the opposing agent was not very keen on buyers adding additional finance terms as they did not want to waste time. This did not provide adequate assurance for our clients, so we insisted on adding this clause to ensure our clients obtained formal loan approval before continuing the contract. However, at the time, the opposing agent only gave us five days, which happened to be during a public holiday. Knowing how much the client and his wife, and even their family elders, loved the house, after going through some tough efforts, we managed to coordinate with bank, and the client had secured formal loan approval at the last minute, allowing them to purchase the property smoothly with no conditions.

We are delighted that we were able to overcome obstacles and help the client buy their dream home. This is part of our daily work and the challenges we face as Buyer’s Agents.

 

【排除萬難終於買到心頭好】

這位客人在Melbourne住了多年,在Covid之前搬來Brisbane開展生意。他跟他的太太一直渴望擁有自己的物業,一個安樂窩!雖然他在Melbourne已經擁有一間投資物業,但始終對Brisbane的物業市場不太熟悉,而且他們都忙於經營生意,於是決定委託我們幫手!

起初,他們計劃找在Paddington和Ashgrove等一帶地區的物業,雖然加了息,但樓價也未見明顯下跌。所以我們開始幫他們看看其他地區,符合預算又符合他們心目中要求間隔的屋。在搵屋和睇屋的過程,我們提供了不少裝修建議和買屋要注意的事項。相比之下,有些經紀只會吹捧一下當前收到的出價,或有多少買家願意出價,這樣很容易令買家感到焦急而出價過高。

經過一個月的努力,我們終於為他們在Wavell Heights找到這間帶有維多利亞式建築風格,擁雙磚4房連游泳池的獨立屋,還有同樣氣派的祖母房(Granny Flat),對出觀景更加是游泳池,當客人的長輩來到居住,除了享有私人空間,看著對面的私人游泳池格外醒神!

在購買這間漂亮房子時,對方Agent由於不想浪費時間,所以不太願意買家加上額外的Finance條款。這樣對我們的客人並沒有保障,所以我們堅持要加上這項條款,確保我們的客人獲得正式的貸款批核後才繼續合約。但當時對方Agent只給我們五天時間,而剛好正正是公眾假期期間。由於得知客人和他的太太,甚至他們一家的長輩都很喜歡這所房子,經歷了一番艱辛的努力,我們在最後一刻跟對方Agent,Solicitor,甚至直接聯絡貸款經紀的經理,在多番周旋之下,客人終於在最後關頭成功獲得正式貸款,順利在無條件(unconditional)下購買這間物業。

我們很慶幸最終能為客人排除萬難,買到心頭好。這亦是我們作為Buyer’s Agent 的工作日常和面對的任務。
