The client, while in Hong Kong, had already contacted me. He’s an experienced engineer, highly knowledgeable about home construction and structure, so he decided to fly in to Brisbane to buy his first investment. As he planned to stay in Brisbane for just a month, his requirement is to purchase a desired property within this time frame. Although the purchased property is for investment purposes, he also hopes to potentially reside in it in the future, so he has specific criteria for this property.

Having already identified the type of property preferred by the client, I initially curated several options for their inspection. Fortunately, upon viewing the second property, the client was immediately captivated. It perfectly matched their criteria, boasting a low-set brick design, situated in a potential growth area, and offering a generous land size. Interestingly, the inspection coincided with heavy rain and strong winds, despite Brisbane’s usual sunny climate. While rain can be detrimental, typically we prefer inspecting properties on clear days to showcase them in optimal condition. However, inspecting during adverse weather, though inconvenient, can unveil unique advantages.

今次的客人身在香港時已經聯絡了我。他是一位經驗豐富的工程師,對房屋建築和結構都十分熟悉,所以決定親自來Brisbane 跟我一起視察房屋。由於他只打算在Brisbane逗留一個月,他的要求是在這段時間內買到心儀的物業。雖然購買的房屋是作為投資,但他也希望日後或會過來自住定居,所以他對這間屋有特定的要求。

考慮到客人已經確定了喜好類型的房屋,我一開始就為他篩選了幾間物業進行視察。非常幸運,在看到第二間屋時,客人立即「扑鎚」了, 因為除了在一個有potential升值潛力的區外,由於客人特別喜愛磚屋,而且更是單層平房,滿足了客人的要度。在Inspection當天剛巧遇上狂風大雨,雖然Brisbane大多時候都是天氣晴朗,但一旦落雨卻可以很嚴重。我們通常在好天氣下睇屋,看到的是間屋的最佳狀態,在下雨天睇屋雖然可能會較唔方便,卻可以帶來某些獨特優勢。

【落雨睇屋有什麼優勢?】

落雨可以顯露間屋可能存在的漏水和滴水問題,可以幫助我們看到房屋的防水狀況。同時,也可以知道屋外的排水系統,例如簷篷的排水管和地下去水渠有沒有淤塞,屋外周圍例如花園有沒有積水等等。

結果顯示,這間屋經過前業主悉心打理後保養得十分好。看見客人滿意的表情,我又再次感到一切都是值得的!

Off Market Purchase 

When my client approached me, they had just obtained their Permanent Residency (PR) and were preparing to immigrate to Brisbane with their family to settle down. While they had been to Brisbane before, they weren’t very familiar with every area here. They hoped to find a house within their budget and in a good school catchment. They had done a lot of research in advance, understanding the education here and the population distribution in various areas. Since they were not completely familiar with the local areas, from the moment I took on the role of their Buyer’s Agent, I helped them view properties in different areas, including Springfield Lakes, Spring Mountain, Pallara, Heathwood, Capalaba, and more. During the process from viewing properties to attempting offers, prices in some areas had already increased by nearly 5%. Considering the current competitive buyer’s market, finding a house they truly liked wasn’t easy, and sometimes it might not even fall within their budget. So, while continuing to assist my client with property inspections, I was also in constant communication with different agents.

The seller of this house originally considered auctioning the property, but as soon as I learned about this Off Market property, I immediately inspected the condition of the house for my client. Since the seller planned to renovate the house slightly before selling it, my client’s wife initially didn’t like the house when she saw it in its pre-renovation state. However, in the end, they were very thankful for trusting my judgment

because on the eve of the handover, they saw a house with brand-new paint, brand-new carpet, brand-new air conditioning, and a newly laid lawn garden. Additionally, Daisy Hill is becoming increasingly popular due to its proximity to John Paul College and its easy access to the highway, allowing for a 3-4 minute drive to the CBD or the Gold Coast. This client and her husband were originally renting a nearby Townhouse and had always wanted to own their own home, so they wouldn’t have to pay rent. Both of them had full-time jobs, and sometimes they even had to work on Saturdays. Like many buyers, they had been looking at houses on their own for quite some time and had made offers. They had even made an offer of $620,000 for one house, but in the end, it was sold to another buyer for $625,000 😞 They were starting to feel discouraged and worried that their pre-approval would expire soon. If they had to reapply for pre-approval, they might be able to borrow less money. So, she decided to seek the help of me as their Buyer’s Agent.

Since they were looking for a home to live in themselves, their first requirement was to find a larger one than their current rental and with a specific layout. Although they were open to considering other areas, they didn’t want to be too far from their workplaces. They also wanted a backyard with a grassy area for their small dog to play in!

I did some initial research and found some Townhouses that they might like, and then I arranged for them to inspect each one. After viewing about 4-5 properties, we finally found this Townhouse in Eight Mile Plains. This Townhouse had the advantage of being located in a quieter area of Eight Mile Plains, with mainly residential surroundings and minimal traffic. It was a 4-5 minute drive to the highway, providing quick access to the city. Additionally, it was only a 7-minute drive to the nearby Westfield shopping centre. Most importantly🤩🤩 the purchase price was well below their budget, at just over $500,000, for this 3-bedroom, 2-bathroom Townhouse.

這位客人跟她的先生原租住在附近的Townhouse,一直想擁有自己的屋,不用跟別人付租金。他們兩人都各有全職工作,有時候星期六也需要上班。跟很多買家一樣,他們自己看房已有好一段時間,亦有嘗試出價。其中一間屋他們已經出價到$62萬,最後還是給另一買家以$62萬5千買掉😞 他們開始越來越氣餒,更擔心自己的預批會即將到期,重新再申請預批的話,可以借的錢又會少一點。所以她決定找我這位Buyer’s Agent幫手。

They were looking for a property with better security, newer facilities, and easy maintenance.

💡💡 When searching for investment properties such as Townhouses or Apartments for our client, we pay special attention to the property’s Body Corporate Fee. Since this is an annual fee that needs to be paid, we try to find properties with lower Body Corporate Fees, preferably avoiding expensive maintenance costs like swimming pools or elevators.

This client appointed me as their Buyer’s Agent at the end of April, which coincided with the announcement of a pause in interest rate hikes. This client had been living in Melbourne for many years but moved to Brisbane to expand their business before Covid. Although they already had an investment property in Melbourne, they weren’t very familiar with the property market in Brisbane. Being busy with their business, they decided to entrust us to assist them!

💧Initially, they planned to find properties in the Paddington and Ashgrove areas. Despite interest rate increases, property prices hadn’t seen a significant drop. So, we started helping them explore other areas that fit their budget and met their desired property layout. During the property search and viewings, we provided many renovation suggestions and tips for buying a house. In contrast, some agents only focus on highlighting current offers received or how many buyers are interested, which can easily make buyers anxious and lead to overbidding.

🔥 After a month of effort, we finally found a beautiful property for them in Wavell Heights. It was a house with a Victorian architectural style, four bedrooms made of double brick, a swimming pool, and an equally impressive Granny Flat. The view from the house was of the swimming pool, and when the client’s elders came to visit, they could enjoy their private space while watching the private swimming pool across, which was especially refreshing!

🏠 When buying this beautiful house, the other party’s agent was not very willing to include additional finance clauses as they didn’t want to waste time. However, this didn’t provide assurance to our client, so we insisted on including this clause to ensure our client received formal loan approval before proceeding with the contract. At that time, the other agent gave us only five days, coincidentally during a public holiday period. Knowing how much our client and his spouse, and even their family elders loved this house, after a strenuous effort, we finally secured formal loan approval for our client at the very last moment, allowing them to purchase the property unconditionally.

Since she needed to sell her current home before buying a new one and didn’t want to move twice, she found our company, and we smoothly guided her through the entire process! She felt that something was not right and also noticed an increase in construction costs. So, she ultimately decided to seek the help of a buyer’s agent, feeling that buying an existing house would be a more stable option.

As it was going to be her primary residence, the client had specific requirements for the house’s interior. We viewed several properties together and even attempted to bid at an auction for her.
